Both work well. Dubai Hills is closer to the city (15 minutes to Downtown), has the mall and park inside the community and newer villas, but AED 180k gets you a three-bedroom townhouse rather than a villa. Arabian Ranches is quieter, has more space for the money and established schools nearby (JESS, Ranches Primary), with a longer commute. If one of you works Downtown, go Hills; if you want the garden and quiet, go Ranches.

Which area is best for a family with small kids — Dubai Hills or Arabian Ranches?
We are moving in August with two kids (3 and 6). Budget around AED 180k/year for a villa. Which community has the better schools and parks?
